How to Sell Your Home

STEP 1

Contact a Spaces Agent

Contact a Spaces Agent

Selling a home has become more complex than ever. More detailed seller disclosure statements, longer and more mysterious form agreements, and a range of environmental concerns have all emerged in the past decade.

Our agents are experts in marketing, negotiation, transaction forms, and finance options, as well as have an understanding of technology and how it can enhance the marketing of your home.

STEP 2

Set the List Price

Set the List Price

Setting the right price is the most important part of achieving the highest return in the least amount of time. There are numerous factors that go into determining a home’s market value, such as the sales price of nearby homes that have recently sold, the current listing price of similar homes on the market, as well as the condition and location of your home. In order to determine pricing, your Spaces agent will provide a comparable market analysis, which walks you through what your home is worth – and why.

STEP 3

Marketing Your Home
  • Schedule professional photography
  • Promote and list property on MLS and public websites (Zillow, Realtor.com, Trulia, etc)
  • Schedule open houses and buyer property tours

Marketing Your Home

Spaces agents utilize a vast range of marketing strategies to increase exposure of your home, including high definition photography, video walkthrough tours, drone flyover videos, social media campaigns, and of course, listing the property on the Multiple Listing Service and popular real estate website such as Zillow and Realtor.com.

STEP 4

Home Showings

Home Showings

Showings are an inconvenient, yet necessary part of the home selling process.  It’s a good idea to clear out, as it makes buyers uncomfortable to tour a home when the owners are in the next room, so for the sake of your sale, vacate your home for showings.

STEP 5

Negotiate an Offer

Negotiate an Offer

Perhaps the most complex moment in the sales process comes when you get an offer for your home. Whether you have one offer or several to consider, your Spaces agent will help you navigate the negotiation.

STEP 6

Home Inspection

Home Inspection

Once a buyer and seller reach mutual acceptance on a property, a home inspector is hired to investigate every nook and cranny and determine if the home is in need of any repairs. Afterwards, buyers will have a chance to negotiate with the sellers to cover the costs of certain repairs or to ask for concessions.

STEP 7

Prepare Final Paperwork
  • Attorney review period
  • Buyer receives a mortgage loan approval - Clear to close

Prepare Final Paperwork

Once the offer is accepted and a closing date agreed upon, escrow allows the buyer and the seller to have an outside party ensure all parts of the contact are complete. Your Spaces agent can help coordinate the completion of all necessary forms and monitor the process until the transaction is complete.

STEP 8

Final walkthrough

Final walkthrough

A walk through is the last milestone prior to closing where a buyer visually inspects the property to ensure what they are buying is in substantially the same condition as when they first saw it, and to check on the completion of any negotiated repairs or replacements that were agreed upon to be made.

STEP 9

Closing

Closing

At closing, all the paperwork is signed by the buyer and seller, both parties pay any settlement fees and the documents are officially recorded.
